An empty place is a different job from a lived-in one. Everything is exposed — the floor the couch was hiding, the wall behind the dresser, the inside of every cupboard that has not been opened in two years. It is also the job with the clearest test of whether it went well: either the landlord signs off on the deposit, or they do not.
Inside every cabinet and drawer, inside the fridge and the oven, closet shelves and rails, light fixtures, blinds, baseboards, and the marks furniture leaves on walls. For a move-in it is the same work with a different reason: you do not want to unpack into somebody else's dust, and the last cleaner — if there was one — was being paid by someone who had already left. Houston's rental turnover is constant rather than seasonal, so this is not work we do occasionally between other things. If your lease ends on a Saturday, that is a normal week for us.
We come once the place is genuinely empty. Cleaning around boxes means cleaning the same floor twice, and you would be paying for both.
These are what an inspection actually looks at. Inside the oven, inside the fridge, the shower, the grout, and every cabinet with the doors open.
Closet shelves and rails, blinds, light fixtures, ceiling fans, baseboards, and the marks furniture and hands left on the walls. Floors go last, in one pass.
Plenty of people are in another city by the time we clean. We send photos of the finished place so you have something to show the landlord if it ever comes up.
